How do you determine the price you will offer for my house?
A. A number of factors are taken into consideration when determining a cash offer. After visiting your home our representative will evaluate:
- The existing condition of your home
- The cost of repairs needed to resell your home
- The time it will take make the repairs
- Our Realtor will do a comparative market analysis to determine the value of your home compared to other homes in the area.
- The costs associated with maintaining your home during repairs, including taxes, payments, insurance, utilities, homeowner dues, and more
Q: What kind of houses do we buy?
A: We’ll look at commercial, residential single family homes and multi-units in any location, price or condition. Please understand, we’re not worried about the condition of the property so don’t feel embarrassed to contact us.
Q: Are there any fees associated with the selling process?
A: No. There are no fees involved at all. This is why we pay you cash and not the other way around. There no fees or hidden costs hidden in the small print. The offer you agree to is what we pay you and nothing less. We’ll even pay your closing costs. However, you’re responsible for the taxes.
Q: How much commission will you charge?
A: We don’t make any commission from buying a home from you and we won’t ask for money at the closing table like a tradition seller. In fact, we’ll pay your closing costs putting more money in your pocket.
Q: If I am facing foreclosure, can you help?
A: Not only will we help, we’ll make you an offer. If we can’t come to an agreement, we’ll still point you in the right direction so you can avoid foreclosure.
Q: How long does the process take to sell my house?
A: Our process is very fast. It might take a few days, but could take a few weeks. How fast the process takes, really depends on you. If you grant us access to the property at all reasonable times and supply us with all of the facts regarding your situation then we’ll be able to close quickly.
Q. Can I Sell My Home if it has tenants?
A: Yes. We buy houses that are rented or that are owner occupied. In some situations we will buy the house and keep the tenants. We will need a copy of the lease(s), if any exist, and the deposit(s) will have to be credited at closing as the deposit travels with the tenant.
Q. It’s going to take me a few weeks to clean the property up before I show it to potential buyers, do you mind if I give you a call back in a few weeks when we’re ready?
A: Sure, it’s your house so feel free to do what you want. Please understand, we’re not worried about the condition of the property so don’t feel embarrassed or delay contacting us because the home is not perfectly cleaned or in good condition. We understand and we’re okay with walking through a messy home. We tell sellers like yourself to leave the mess behind we’ll take care of it. We work with local charities who are glad to take the donations and we don’t mind breaking our backs cleaning so you don’t have to. It’s what we do. Plus, with mortgage payments, bills, taxes, etc you could end up costing yourself valuable time and money by delaying the sale without even realizing.
